Holiday house of a high standard with a garden, on a hill with a wonderful view of the mountains
The house is ideally situated on a hill in a little residential area above Achenkirch, perfect for sports and leisure. Owing to the prominent location, the house affords a breathtaking view through most of the windows of the Achen Valley, the mountains, such as the imposing Seekarspitze (2053m), Unnütz (1078m) and as far as the lake. You can relax in an exquisite, normally privately used house, which is also let out to considerate holiday-makers. The house is at an altitude of 950 metres and combines a traditional style with modern luxury and a very high-quality interior. Quiet residents are preferred, and as a precaution groups of young people are not accepted.
The house has a sunny terrace on the south side, accessed from the upper floor, with quality wooden garden furniture. There is a gas grill. The garden surrounds the house on three sides. Both are for your own exclusive use. The garden is enclosed by a hedge and in the entrance area there is a small opening that is not secured by a gate or hedge. It is about 20 metres from the garage to the front door.
The house with an appealing interior of a high standard provides around 100m² of living space on three floors, on a 300m² site. There are two marble bathrooms with two showers and a corner bath, two open fireplaces, a generous open kitchen, a big terrace and a garden (exclusive use), a balcony and a bay window in the living room allowing plenty of daylight in and affording a view of the valley. The flooring is black marble with under-floor heating and an integrated stereo system, satellite TV and wireless Internet access are provided. It is a south-facing corner house that was built in 1992, one of three terraced houses facing north and south. The house, the garden, the terrace and the garage for a car are for your own exclusive use. The ground floor has a bedroom with a double bed (not separable). The bedroom provides direct access to a stylish marble bathroom, with a corner bath and a separate shower, and a stereo system integrated into the ceiling. The bedroom and bathroom have electronic blinds. Stairs lead from the hallway to the upper floor, where you can find a second bedroom with a double bed (not separable). The bedroom features a traditional farmhouse style and offers a wonderful view of the mountain world on two sides. Right next to it there is a second bathroom with a shower. The same floor has a modern kitchen with quality fittings, with a ceramic hob, extractor fan, dishwasher, kettle, electric coffee machine, oven and big fridge. The open kitchen has an adjoining, round bay window flooded with daylight. A round wooden dining table, a wooden bench with leather upholstery and wooden chairs provide a perfect setting for enjoying meals and chatting together. In winter the open fireplace ensures a cosy and warm atmosphere in the kitchen, dining room and bay window. In summer there is access to the garden and the terrace, where you can relax surrounded by nature. The black marble flooring has integrated under-floor heating and the kitchen and dining room are connected to the sound system by means of BOSE loudspeakers. The light attic with cosy wooden sloping ceilings provides a big leisure room with direct access to a balcony, with a wonderful view of the grandiose mountain world, Achenkirch and the lake in the background. Comfortable leather sofas and another open fireplace invite you to relax. It has a stereo system and a TV with a Blu Ray/DVD player. The white marble flooring has integrated under-floor heating. Guests can sleep on a pull-out sofa bed for two people and a pull-out sofa bed for one person. Note that the attic cannot be darkened or closed off – the stairs to the floor below are open.
The house is between the centre (2.2km) and the Achensee lake (2.3km). The nearest shops are a Spar supermarket (1.3km) and an MPreis supermarket with a bakery (1.4km), a bakery (2.2km, of which 1.2km by bus), sports shops with sports clothing and equipment, a ski/bicycle/sledge hire service (900 metres). The nearest restaurant is the “Seealm am kleinen Achsensee” (700 metres) and there are many other restaurants throughout the locality, such as the “Fischerwirt” (2.3km), the “Restaurant SeeEck” (1.9km) or the “Posthotel” (2.3km). In winter, the lifts and ski pistes of the Christlum ski resort, ski hire, ski school and sledging piste are nearby (900 metres). The access to 30km of cross-country skiing trails in Achenkirch is visible from the house (400 metres). In the Achsensee region there are over 115km of cross-country pistes. There is an ice skating rink in the centre. You can go on fabulous winter walks right from the house. Horse-drawn sled rides are available just 750 metres away. There are many possibilities to go snow shoe hiking and ski touring, e.g. in the direction of Hochplatte (150 metres) and Gröbner Hals (550m), as well as ski touring throughout the area. Other options are snowkiting/courses (2.6km), moonlight sledging with a lift, normally on Wednesdays (900m). In summer there is a free public beach with a sunbathing area, changing rooms, a children’s playground, two beach volleyball courts and pedalo hire (2.3km). There is a sailing school with sailing boat hire (2.3km). For kite surfing and windsurfing we recommend the corner of the lake near Maurach (12km – partly payable toll access by car). The 9-hole Alpengolf Achenkirch and the 18-hole Country & Golf Club in Persiau (18.5km), as well as tennis (2.1km) provide other sports options. You can take the Rofan cable car from Maurach (14km) for fabulous hikes in the Rofan mountains. Many lovely walks and cycle tours start right from the house. It is possible to go horse riding indoors and outdoors (2.8km, information at the Posthotel), or to go on a relaxed steam boat ride on the lake (jetty 2.5km).

Smoking and pets are not allowed. There is a preference for quiet holiday-makers, as the owners have a good reputation in the neighbourhood that they do not want to endanger with loud parties and noise at night. If you are not so keen on walking then you will need a car, as the house is on a hill. In winter the snow on the roads up the hill Is usually cleared daily, but chains are recommended for your car. There is quite a steep slope from the terrace down to the garden, so please be aware of this if you have small children.
