Within our wine farm we offer a charming apartment recently restored in bioarchitecture, truly unique for the panorama from Giglio island to Maremma hills and the exclusive usage of renewable energies.
The guesthouse is located in the centre of a 91 acres estate, surrounded by centuries old olive trees and by 12 acres of vineyards from which we produce a red full bodied Morellino di Scansano and our white fruity Bianco Pitigliano. The environment is unspoilt and it is common to come across a fox, a deer or watch the hawks hunting. The air is Maremma-clean as the nearest factory is about 60 miles away!
The house is on a top of a sweet hill with a panorama extending from the Amiata mountains to the medieval cities of Magliano and Scansano and continuing on to the Tyrrhenian sea with a view of the islands of Giglio and Montecristo as well as the Argentario promontory.
The apartment is located at the ground floor, it has autonomous access from the garden and enjoys excellent privacy. It’s a little pleasure to eat outside in the private patio under the shade of jasmine plants and glaze at the view over the valley. We believe it is our responsibility to promote sustainable tourism while ensuring the maximum comfort to our guests. We do it by using renewable sources (electricity and hot water from the sun, heating from wood), rainwater, natural materials for the construction (wood, stone, cork for thermal insulation, handmade clay bricks, paints with no chemical components), fabrics in natural fibers and electric circuit breakers in the bedroom, and many other details. The Regione Toscana gave us the award “Toscana Ecoefficiente” . We are TV free but we offer guests a telescope to explore the Maremma clear black night sky or plenty of books.
If you feel lazy you can spend a whole day in the relax pool with salt water or sip a glass of wine under centuries old olive trees. As an alternative in less than 30 minutes you can reach the warm waters and natural cascades of Saturnia spa, the long sandy beaches of Feniglia or hike through the Argentario or Parco dell’Uccellina trails or visit the enchanted middle age villages of Pitigliano (which is a UNESCO protected world heritage site), Sorano, Capalbio and many more.

Country house on an agriturismo in a panoramic location, with an ecofriendly construction and with a pool
The manor house lies in the midst of a 37-hectare country estate, surrounded by century-old olive trees and grape vines of the typical red wine DOCG Morellino di Scansno, Rossa Sovana. The area is still so unspoilt that you sometimes encounter a fox, hedgehog or deer and can see buzzards circling. The Montarlese estate, built in the 17th century, is located on an elevation (the highest point is 200 metres above sea level), surrounded by the sweet hills. It is above the Albegna river valley. From up here you can enjoy a unique panoramic view, stretching from the Monte Argentario peninsula to the islands of Giglio and Montecristo and to Monte Amiata, the highest Tuscan peak.
The main building comprises a ground floor and a first floor. The ground floor provides a living space of 180 m² and faces south, west and north. The first floor provides a further 120m² and opens out on all sides. On the ground floor you can find the entrance area and the first living room with a table, sofa, armchairs and desk. All the furniture is antique. The second living room has a fireplace and has three sofas, bookshelves with English and German books, a TV and a music corner. There is a thirf living room with sofas and a rich library. The spacious dining room invites you to enjoy sociable meals at the large dining table with a unique design, made of one single chestnut tree, and with space for up to 16 guests. You can prepare the meals in the large, semi-professional kitchen with stainless steel and light marble, with a kitchen island with five gas flames and an electric oven. It also has a stainless steel double sink, an American fridge, a microwave and two antique sideboards and a wooden table. On this floor there is a bathroom with a washbasin, WC and washing machine.
The building was renovated in 2007 according to sustainable architecture criteria. This combines the traditional Tuscan style with stone outer walls, clay inner walls and wooden beamed ceilings with the principles of sustainable construction, such as exclusive use of renewable energies, rain water for the WC, natural materials without chemicals, and natural ventilation without air conditioning. In addition, designer pieces were used for lighting and bathroom fittings.
The terrace in front of the house is furnished with wooden benches and chairs, sun loungers and a large table. There is a brick-built barbecue for the exclusive use of guests and a table tennis table.There is a swimming pool on site (12.6 x 6m), in the shape of a small lake and built of sand and resin. The pool is ideal for relaxing by the water and at the end there is a small beach, so you can lie in the water. In the pool area there is a sun terrace with ten loungers and four deckchairs. There are also shady spots, with a great view, as well as a gazebo with a large table and benches. The pool and the sun terrace are for shared use by guests of all the apartments. There are six car parking spaces. Two mountain bikes can be used free of charge. About 50 metres from the house there are two barns belonging to the agricultural enterprise, where all the machines and tools are kept. However, this does not disturb the peace and privacy of the guests. A member of staff is on site during the day to take care of maintaining the pool and the sunbathing lawn. On request, guests at the agriturismo can order a basket of groceries, which awaits you on arrival and is filled with regional products such as olive oil, wine, fruit and vegetables, cheese and sausage (to be selected from a list). You can also book an additional cleaning service or change of bedlinen. Guests can also hire a cook to prepare a particular menu. The estate is about 5km from the SS74, the main traffic artery running through the southern part of the Maremma from the Tyrrhenian Sea to Umbria. The access road to the property is only partly asphalted, but no problem for any normal car. On site there are five roofed parking spaces for cars. The estate is the ideal starting point for a number of day trips. Within 30 minutes there are the beautiful beaches or rocky bays near Argentario, the waterfalls with thermal water at Saturnia, the old villages of Capalbio, Pitigliano and Sprano. Siena, Montalcino and the Val d’Orcia are about 90 minutes away (around 135km), while it takes about two hours to drive to Rome (around 140km).
The first floor has untreated parquet floors. On this floor you can find the bedrooms. There is a bedroom with two beds (each 90 x 200cm) that can be joined together, a wardrobe and chairs, and a bedroom with an antique wrought-iron kingsize bed (160 x 200cm), a cupboard and chairs. This floor also has a bathroom with a shower, washbasin, WC and bidet. The third bedroom is furnished with an antique wrought-iron kingsize bed, armchairs and a wardrobe, and also has an en-suite bathroom. The fourth, very spacious bedroom has a four-poster bed, wardrobe and armchairs, as well as its own bathroom with a Jacuzzi bath, double washbasin, WC and bidet. The house provides free internet access (cable and wireless), a large TV with DVD player, a satellite receiver and a stereo system. The whole house is heated by means of underfloor heating. Bedlinen, a set of towels with three towels per guest, hypoallergenic toiletries (soap, bath foam and ph-neutral shower gel) are included in the rental price. Guests are also presented with a bottle of wine from the estate’s own production as a welcome gift.
